A national record — sold on a west-facing, original-condition flat
On paper this was a hard sell. The unit was in bare original condition, and it faced the west sun — something a meaningful share of HDB buyers rule out on sight. Most sellers in that position accept a defensive price and hope.
We did the opposite. The flat was repositioned around what it genuinely offered: rarity of the unit type in that location and the underlying value of the address. We ran a controlled viewing schedule, qualified every buyer on financing before they viewed, and let competition do the pricing work rather than discounting to the first offer.
The result was not only a block record but a national record for a 3-room flat at the time of transaction.
