Why I do this

Property is more than a transaction. Buying or selling a home is one of the biggest financial decisions a Singaporean will make — and getting it wrong can have a lasting impact.
More about me

I specialise in residential real estate in Singapore, having transacted over $100 million worth of properties.

I've seen clients make the wrong purchase. I've seen people leave money on the table when selling. I've seen buyers stretch themselves financially until owning a home becomes a source of stress instead of joy.

Seeing those experiences is what drives me to do things differently. When you work with me, you can expect honest advice, thoughtful planning, and someone who genuinely looks out for your best interests.

My goal is simple: to help you make the right property decisions, so you can move forward with confidence and peace of mind.

01

Honest advice, even when it costs me the deal

If a unit is wrong for you, I'll say so. A bad purchase costs you far more than it earns me.

02

The numbers before the narrative

Affordability, CPF, ABSD, bridging, stamp duty and holding costs modelled up front — not discovered at the lawyer's office.

03

Hard-to-sell is my speciality

West sun, original condition, odd layouts, tight price expectations. The difficult stock is where strategy matters most.

What I do

Six things I do properly,
on every single file.

Not a menu of vague promises — a working process that starts with your finances and ends with a signed option.

All services
01

Timeline planning

Sale, purchase, HDB resale procedures, HFE, completion and rental overlap — sequenced so you are never without a roof or paying double.

02

Financial calculations

Affordability, loan-to-value, CPF usage, ABSD, stamp duty, bridging loans and cash outlay — modelled before you commit.

03

Condo analysis

Stack, facing, entry price, psf against comparable transactions, rental yield, exit liquidity and developer track record.

04

Negotiation strategy

Pricing ladders, offer structures, counter-party behaviour and BATNA — a position built on data, not hope.

05

Rental guidelines

Realistic asking rent, tenancy terms, diplomatic clauses, stamp duty, handover condition and tenant screening.

06

New launch advisory

Whether a launch is genuinely priced for growth, what you are paying for the hype, and which stacks to avoid.

Track record

Records in every
property type.

Three transactions that show how the work is done — one HDB, one condominium, one landed home.

A national record — on a west-facing, original-condition flat

Bare original condition. West sun facing, which many buyers actively avoid. Most agents would have priced it defensively. We positioned it as a rare high-floor opportunity, controlled the viewing schedule, and created competition between qualified buyers.

The result was not just a block record, but a national record for a 3-room flat at the time of sale.

Sold in under a month, at a record for the development

Everyone talks about the easy units that move themselves. The duplex penthouse is the one that sits — large quantum, narrow buyer pool, and a price point that scares off the average resale buyer.

We identified the specific buyer profile this unit was built for, went straight to them, and closed in less than one month at a development record. I now manage my client's property investment portfolio.

Strategy-led sale

Sold above bank valuation — through strategy, not exposure

Other agents had already tried and could not find a buyer at the price the owners expected. Landed is a different market: the buyer pool is small, the due diligence is heavier, and the pricing logic is not the same as condominium psf.

We repositioned the home around its true land value, went directly to the buyers actively in that market, and concentrated every interested party into one viewing window — so serious buyers competed rather than trickled through over weeks. That process produced a sale above bank valuation.

“Anyone can sell a good unit in a good market. The work that matters happens when the property is difficult, the price is ambitious, or the timing is tight.” Zack Wong · Associate Senior Marketing Director

What clients say

“The measure of good representation is not a testimonial on a website — it is whether the client calls you for the next transaction, and the one after.”
